Summit County Market Report

Inventory is still extremely low, but demand is high and seems to be gaining momentum.

Summit County is showing a 6% increase in the average sold price and a 4.3% increase in the number of sales.

​Much of the increase can be attributed to new construction. In 2017, for the time period between January 1 and February 28, 6% of the sales were new construction; in 2018, 21% of the total sales so far have been new construction. With resales down, new construction is picking up the slack.

Sales are coming in at an average of 98.5% of the list price; the 6% improvement in the average sold price equals a solid gain of $43,000!  In addition, the average number of days on the market is now at 53.

Start Your Spring Cleaning in Your Closets

The month of March heralds the coming of spring, which means it's time to start Spring Cleaning. A good place to begin is your closets. If you are selling your house, having cluttered closets may diminish your chances of getting top dollar because buyers may think it is lacking storage space. Even if you're not planning to sell, an organized closet helps you find what you're looking for quickly and easily.

Here are some easy and economical tips: 

Take Inventory
The first step to a clean closet is to go through everything in it and sort items into three piles: keepers, giveaways and throwaways. A good rule of thumb: if you haven't used it or worn it during the past year, out it goes. Try not to fall into the "I may need this someday" trap. Your giveaway pile can go to an organization like Goodwill or ARC. Items that are missing parts or worn beyond use should be recycled or tossed. 

Invest in a Closet Organizer
After you've sorted out your keepers, you can buy ready-made units that fit into most closets at big box stores. Most use a modular system that allows you to mix and match units and fit them together as needed. You can choose between units made of solid panels or wire systems. Alternatively, you can mix and match them to fit your space. Closet organizers should include shelves for bulky items such as sweaters, drawers for smaller items and rods for hanging clothing as well as storage for shoes, purses, scarves and belts. Be sure to consider the length of the clothes that are to be hung, so that they are not touching the floor.
