What a Market!
Summit County sales are up about 6% and the average sold price is up 19% or $109,000 more than last year for the same period. So, if you were sitting on the fence waiting for that perfect property last year, you'll now have to pay $109,000 more for the same property. Just check out the steepness of the increase in sales in the "Luxury" market in the graph above. It shows a 57% increase in the over $1,000,000 price range. In 1994 the average sold price for a home in Summit County was $211,000--today it is $1,188,000!


Easy Ways to Create Great Winter Curb Appeal 

Selling your Summit County home during winter can be challenging. But there are ways to spruce up your exterior to emphasize its appeal during the cold weather months.

Work with the green around you: Thanks to evergreens, your front yard can look beautiful no matter what the season. These versatile plants come in a range of sizes and shapes, and complement every exterior house style.

Plant mature cedar hedges or boxwood around the perimeter, and add porch appeal with potted evergreens beside your front door. Stick in branches of berries or artificial fruit for color.

Take inspiration from holiday décor. Buy a mini-Christmas tree and pot, and decorate it. Cover the pot with burlap and place it by your front door. 

Brighten those dark days:  Keep things bright during the season's short, dark days. Use clear floodlights to showcase your home's architecture, or install driveway and walkway lights leading prospective buyers directly up the path to your home. Turn on all indoor lighting for showings after sundown.

Add some bling: Sparkle is always in style! Buy a silver, copper or gold wreath to match your exterior, and add shiny garden globes to brighten the landscape.

Downsizing Happens at All Ages Now

Downsizing is often associated with empty nesters and retirees, but more and more homeowners of all ages - including millennials - are looking for smaller residences.

As New York Real estate agent Tyler Whitman points out in a recent article in uexpress.com: "Downsizing isn't just for empty nesters. To meet their goals, many millennials are going through this challenging process too."

Downsizing dilemmas

Measure your new home before moving day, and decide what to take before you start packing. If there's a too-big item that you can't bear to part with, store it. But not at mom and dad's; they may be downsizing soon themselves.

Emotions can make it hard to decide what you should throw out. Ask a straight-talking friend or family member to help with an unbiased second opinion on tough decisions - like whether your bookcase or king-sized bed is way too big for your new digs.

Once you've rounded up everything you won't be taking, have a garage sale. You'll feel less guilty about parting with so much, and you can make a surprising amount of money to help with moving expenses. Or you can hire a pickup service for junk removal or to take to a charity of your choice.
